Re: Public Information Meeting for Proposed Official Community Plan Amendment, Rezoning and Development Permit Application at 4674 and 4684 51 Street, Delta, BC.

This is in regard to a Public Information Meeting about the development application received by the Community Planning & Development Department for the above noted properties in your neighbourhood. The application involves a proposal to consolidate the subject properties into one parcel in order to develop a four-storey, 24-unit apartment building for 55+ seniors’ housing having vehicular access from 47 Avenue for residents and from 51 Street for visitors.

A location map which shows the subject properties and project data which includes the proposed density, height, lot size, and unit sizes are provided in Attachment A.

In order to proceed, the following are required:

  • Official Community Plan amendment to change the land use designation in Schedule B.3 Ladner Area Plan from RG Residential Ground-Oriented to MDR Medium Density Residential and to exempt the subject properties from the maximum residential density provision of 120 units per hectare (49 units per acre) under the MDR Medium Density Residential designation in order to allow a maximum density of 150 units per hectare (61 units per acre) for one and two-bedroom seniors’ housing.
  • Rezoning from RM1 Multiple Family (Duplex) Residential to Comprehensive Development Zone No. 484; and
  • A development permit to address the form and character of the proposed development, which would be located in the LV1 Ladner Village Development Permit Area.
