The Southlands

Overview

At the July 11, 2016 Regular Meeting, Council finally considered and adopted the bylaws and issued the permits required to approve the Southlands development.  The Southlands is a comprehensive development that includes agricultural uses, natural habitat, public open space and greenways on 80 percent of the land and residential, commercial and institutional uses on 20 percent of the land.  The development will include a total of 950 residential units in various forms and densities, including cottage style homes, cluster houses, fee simple row-houses, townhomes, country flats, live work units and condominiums. Approximately 7,432 m2 (80,000 ft2) of ground-oriented commercial space is also proposed, which would be concentrated primarily within the Market District.

Updates

  • July 16, 2019 – Development Variance Permit and Subdivision Application

    At the Regular Meeting on Monday, July 15, 2019, Delta Council issued a development variance permit to allow a proposed eight-lot bare land strata subdivision which includes a shared courtyard in the middle of the development at 263 Parkside Street.   • April 8, 2019 – Regular Council Meeting

    Third reading of the application for an Official Community Plan Amendment, Zoning Amendment and Development Variance Permit to permit a craft brewery and freestanding commercial uses in Southlands Village was considered at the April 8, 2019 Regular Meeting. Third reading was defeated by a vote of 4 to 3. The application was therefore denied and the file has been closed.

  • December 6, 2018 – Development Permit Issuance

    The following Development Permits were issued by the Director of Community Planning and Development:
    • 6429 Market Avenue to allow construction of a townhouse development consisting of 33    townhouse units; and
    •6427 Hammermill Avenue to allow construction of a townhouse development consistent of 18 townhouse units.

  • November 7, 2018 – Development Permit Issuance

    A Development Permit was issued by the Director of Community Planning and Development for 6388 Market Avenue to allow construction of a mixed use development with 7,500 ft2 of commercial space and 3 residential apartments.

  • July 31, 2018 – Registration of Phase A South Subdivision

    The Phase A South Subdivision was approved by the Approving Officer and registered with the Land Title’s Office.
