At the December 10, 2018 Public Hearing, Mayor Harvie and Delta Council approved the removal of the ND14 North Delta Development Permit Area guidelines from the City’s Official Community Plan. The elimination of the ND14 Development Permit Area will result in a more streamlined process, including reduced time and fees, and is less prescriptive in terms of design. It also makes the single detached development process in North Delta consistent with other urban areas in the City.
Overview
Introduced in 2004, the North Delta Development Permit Area (ND14) guidelines were incorporated into the Official Community Plan to regulate the form and character of all new single detached and duplex housing and significant additions to existing homes. The Development Permit Area was introduced in North Delta only, in response to community concerns at the time regarding the sizing, massing and design compatibility of new homes with older single detached residential development originally constructed in the 1960s, 70s and 80s.
